Contract Validation:

Review the incoming ratified offer and all associated disclosures for missing signatures, initials, or dates before logging deadlines.

Title & Escrow Opening:

Open escrow/title with the seller’s preferred company, submit the ratified contract, and request the title commitment.

Coordinating Access:

Keep the sellers informed of deadline schedules, including home inspections, appraisals, and the buyer's final walkthrough.

HOA/POA Management:

Coordinate the ordering and delivery of Homeowners Association or Property Owners Association documents and resale certificates within the mandated legal timeframes.

Payoff Logistics:

Remind and assist the seller with submitting authorization forms for existing mortgage payoffs, home equity lines (HELOC), and final utility readings if required.

6

Addenda Distribution:

Ensure all signed counter-offers, repair amendments, and extensions are immediately distributed to the title closer and the buyer's agent.
