Contract Review & Timeline Setup:
Thoroughly review the executed contract to calculate and track all critical deadlines (earnest money deposit, inspection contingencies, appraisal, and loan commitment).

EMD Verification:
Coordinate with the buyer and escrow agent to ensure the Earnest Money Deposit (EMD) is submitted on time and secure the receipt for the file.

Introductory Communications:
Send formal introductions to the buyer, listing agent, title company/closing attorney, and lender, serving as the main administrative point of contact.

Coordinating Inspections:
Assist in scheduling home, pest, radon, or specialty inspections based on the agent's and buyer's preferred vendors.

Lender & Title Liaison:
Provide the lender and title company with all fully executed documents, amendments, and addenda, ensuring they have everything needed to clear the file for closing.

Repair Addendum Tracking:
Track the progress and documentation of any agreed-upon repairs and collect necessary receipts/invoices.
